Frequently Asked Questions (FAQ)
What is CAM (Common Area Maintenance) reconciliation?
At the end of each fiscal calendar year, commercial landlords reconcile estimated monthly CAM payments against actual expenditures (security, janitorial, HVAC repairs, snow removal, parking lot maintenance). Tenants are frequently overbilled due to improper gross-up percentages, inclusion of capital improvements, or failure to apply cumulative expense caps.
What is the difference between Cumulative and Non-Cumulative Caps?
A non-cumulative cap (e.g., 5% per year) restricts the increase in controllable expenses strictly to 5% above the prior year's actual costs. A cumulative cap compounds the 5% allowance across multiple years, allowing landlords to carry forward unused capacity from prior years. CAM Calculator automatically calculates both variations.
